The inventory & schedule of conditions
This is an essential document that provides a written report of the property before the beginning of each new tenancy.
It will include every item with a description and comments on the condition along with embedded photographs.
This report will allow an accurate comparison to be made at the end of the tenancy to prevent or resolve any dispute between the Landlord and Tenant.
Using the latest technology all our reports are signed and dated electronically.
The check in
The check in
Carried out on the commencement date of the tenancy, the tenants are walked through the property, noting any issues against the inventory.
They will be asked to sign for all keys passed over, confirm and agree all meter readings taken and asked to witness the testing of any smoke and/or carbon monoxide alarms.
This will allow a clear and precise recording of the condition of the property at the time of occupancy which is a vital element to any tenancy.
The check out
The check out procedure should take place on the last day of the Tenancy. A comparative assessment of the property will be made using the Inventory and Check In.
A report is then generated listing all changes to the property and responsibilities are noted whether the tenant, landlords maintenance or fair wear and tear. A full cleaning schedule is produced.

Mid-term inspections
Its vital to visit your property during any tenancy.
We can offer regular visit every three months or one off visits if you have any concerns - this can often resolve and eliminate any problems
The report will detail the overall condition for the agent/landlord, giving insight and some peace of mind as to how the tenants are looking after the property and whether it is being appropriately maintained. This also gives the tenants an opportunity to flag up any issues which the agent/ landlord may find helpful to be informed about in the early stages.
New builds
Many new build properties come with a snagging list. With our attention to detail we can carry out a thorough visual inspection of your new property before you take possession.
This report, including photographs, can then be given to the builder or developer who will have the opportunity to rectify all faults and defects prior to our return within an agreed time frame and before you move in.
